I’m rusty at this, but stick with me because I am working with a group of investors who will be flipping properties in Riverside county and this should be fun to see how it is done. We just closed escrow on this house in Moreno Valley on Marte Circle. This was a short sale and the approval process went rather quickly, which is very unusual for a short sale. The listing agent was an ace negotiator, sharp and maintained a strong line of communication during the “approval” process. The house was vandalized when an appraiser accidentally left a back door open. Thankfully the vandalism wasn’t brutal, mostly a thrashing about with wide paint brushes and white paint. The house has 4 bedrooms and 3 baths and a pool which helps with the resale in Moreno Valley. It’s a large house, with 2,227 square feet of living space on a lot size of 7,405, all for the price of $136,000. In August 2006 this same house sold for $335,200.
The house is located in a cul-de-sac in very nice neighborhood of Moreno Valley, close to schools, shopping and the 60 freeway.
